Obama's Excellent Deal

Some interesting news at the Washington Post, about a wonderful deal that Barack Obama received on his home loan: Obama Got Discount on Home Loan.

Shortly after joining the U.S. Senate and while enjoying a surge in income, Barack Obama bought a $1.65 million restored Georgian mansion in an upscale Chicago neighborhood. To finance the purchase, he secured a $1.32 million loan from Northern Trust in Illinois.

The freshman Democratic senator received a discount. He locked in an interest rate of 5.625 percent on the 30-year fixed-rate mortgage, below the average for such loans at the time in Chicago. The loan was unusually large, known in banker lingo as a “super super jumbo.” Obama paid no origination fee or discount points, as some consumers do to reduce their interest rates.

Compared with the average terms offered at the time in Chicago, Obama’s rate could have saved him more than $300 per month.

Obama spokesman Ben LaBolt said the rate was adjusted to account for a competing offer from another lender and other factors. “The Obamas have since had as much as $3 million invested through Northern Trust,” he said in a statement.

No one is going to say how he managed the deal, but it was likely done with a wink and a nod. Who says that politics doesn't pay.

$1.32 million, 30 year mortgage, 5.625% = $7,544.74 per month
Over the life of that 30 year mortgage, that's $2.7 million paid in total, or $1.396 million in interest payments.

$1.32 million, 30 year mortgage, 5.875% rate = $7,748.80 per month. (just about $200 difference)
Over life of mortgage, that's $2.79 million paid, or $1.469 million in interest payments.

He's saving a total of $73,400 and change.

$1.32 million, 30 year mortgage, 6% rate = $7,851 per month (just over $300 per month difference).
Over life of mortgage, that's $2.82 million paid, or $1.506 million in interest payments.

Obama saves a total of $110k and change.

None of this takes into account any additional up front savings by no points or origination fees.

I went through some loan files from 2005 to see where the rates were at the time Barry got this loan. The rate for a 30 year fixed conforming loan that closed in June 2005 was at 5.875%. If that loan had been a jumbo loan the rate would have been higher. Obama's loan is a super jumbo loan which would have been an even higher rate. I don't have proof but I would bet the farm that 5.625% was not available on a super jumbo loan at that time for a 30 year fixed loan.

Not only did Barry get a sweet interest rate, but his real estate fairy godmother,Tony Rezko helped even more.
The seller insisted on selling the house & an undeveloped abutting parcel at the same time.
Rezko buys the vacant lot at the full inflated asking price & voila, Barry & Michelle get $300,000 knocked off of the price of the house!
Nothing wrong here.

It's the kind of deal I would have loved to get on my own house. After all, I have excellent credit, was able to put 20% down, but since I'm not a Chicago mover and shaker, I couldn't do nearly as well as Obama.

Outstanding! Rates were pretty low at that time. Someone in the overnight thread posted a link showing Obama moved into his house in June 2005 so I looked for a loan that closed the same time to compare apples to apples.

Outstanding! Rates were pretty low at that time. Someone in the overnight thread posted a link showing Obama moved into his house in June 2005 so I looked for a loan that closed the same time to compare apples to apples.


I don't have a problem with his rate.
I have a problem with the justification for the loan.

They said it is because the Obama's had 3 million to invest.
I think the real story is where they got the 3 MILLION!

The Obamas bought the house for $300,000 less than the asking price of $1.95 million, while Rezko's wife, Rita, bought the neighboring lot for the full asking price of $625,000. Rita Rezko later sold a portion of the undeveloped lot to the Obamas, enlarging the senator's yard.

Tony Rezko already had been linked to a grand jury investigation involving public corruption. Last month, he was convicted of 16 counts in an influence-peddling scheme that reached the highest levels of Illinois state government.

I stumbled upon this U tube video on the implications of the US blind support for Israel and how it goes against US foreign national interests. It's a 50 min piece but worth the watch. I think a lot of us here already know this, but at least what was striking to me is the connection between AIPAC and the neocons in the Bush admin and bushes decision to invade Iraq all with serious implications. This is an example of how blind and costly in the form US blood. I'm not arguing that AIPAC was the only reason Bush invaded Iraq that would not be true, but the Israel lobby had been very influential push into this debacle. More recently you can hear the voices again of the Israel lobby pushing for military action in Iran. The question is when will the US citizenry wake up.

A bit OT, but perhaps not, as it deals with a charity in Chicago. Its called CeaseFire, and works to prevent youth gang crimes.

Here's a quote from a featuer article in today's TIMES (London):

"Laura Bush has visited the programme twice and she and her husband made a personal donation to support the work. Barack Obama, who lives in Chicago, has steered clear. CeaseFire has recently been the victim of local politics and seen its budget cut."

I'd like to know how Michelle Obama got such a huge raise from the hospital she worked at in one year: ( 2004 - 2005 )

What she doesn’t mention is that the helping industry has treated her pretty well. In 2006, the Chicago Tribune reported that Mrs. Obama’s compensation at the University of Chicago Hospital, where she is a vice president for community affairs, jumped from $121,910 in 2004, just before her husband was elected to the Senate, to $316,962 in 2005, just after he took office. And that does not count the money Mrs. Obama receives from serving on corporate boards. She would have been O.K. even without Jack’s magic beans.

I don't begrudge anyone the ability to get a good rate and favorable terms. There is no law stating that the rates, terms and conditions of all mortgages must be identical. 10 guys can go to the same lender and get ten different deals - it's whatever you are able to negotiate.

HOWEVER, if there was a quid pro quo in this deal - then his chops should be busted.

I don't know if any other Lizard agrees with me, but à priori, I have nothing against people making a windfall from their associations, their profession, or their fame. That's part of the greatness of America -- you get rewarded handsomely for your work, hard or otherwise.

But I do mind that the Obamas and prominent Democrats pretend they're "just folks", and are different from The Big Bad Corporate Evil Elitist Republicans.

Although I'm surely no Obama supporter, this story is not going to go anywhere.

The story says, "Compared with the average terms offered at the time in Chicago, Obama’s rate could have saved him more than $300 per month" and $300. per month sounds like a lot-- until you realize he's already paying $6,215. per month in interest.

In other words, "$300. per month" translates into about 0.27% in the interest rate. And if that's a payoff, it's so small that it must have been an insult like offering a police officer some pocket change to fix a speeding ticket).

Looking at Obama's tax return, what stands out is how little he saves in proportion to his income- it's as though he just assumes that he'll always have so much money coming in that he'll never ever have to worry aboiut it.

Yes, but if you go to TFKs link you'll see that they do emboss the 'certification of birth'. I looked at a high resolution image of the certification that Kos received, and there was absolutely no evidence of embossing. The blog in TFKs link recently requested and received the same document (for a different individual) from the state of Hawaii and was unable to make the embossing disappear when scanned.
Conclusion? The Kos document was not valid.

He received a new contract for three books: a reissue of the first book, another non-fiction book (which became The Audacity of Hope), and a children[s book, not yet written. The advance for this contract was, I believe, $2.4 million. The exact number is in the story.

And for that, Obama worships him, writes about him, and considers him a role model.

The lady that stayed up nights with him when he was sick and sacrificed to give him things, now, SHE was tossed under the bus.

This is not really fair. When he gave his speech in St. Paul after winning the nomination, he thanked his grandmother first. He has referred in other speeches to his mother and grandparents as having "put everything they had" into raising him and his sister. I've never heard him say anything about his father other than that he was an object of longing.

Of course a Republican candidate for Congress here four years ago got a sweetheart deal on a home loan and inflated his income plus took some money from someone else so he could qualify. I think he just got out of prison. Google Adam Taft. He flew jets in the military. Whoopee. The only thing that could have saved him was a D after his name.

I just found a rate sheet from 6/17/2005. If Obama had called me that day I would have been able to get him 6.00% with no points on a 30 year fixed loan at 80% LTV. For 2.5 points he would be able to get 5.625%.

I went jumbo on a loan and ended up at 9 percent in a 7 percent market. I had a heck of a time getting it refinanced because it was in marginal part of town with lots of arson. Or so the insurance agent told me. I couldn't do a conventional house loan because the price was $50,000 above the limit that banks set. But it was also one of the lower priced houses in the are. I came to view it as a racket designed to relieve middle incomers of a few extra dollars for the benefit of shareholders or someone like Obama.

I am sorry to say my mistake also was to retain a Real Estate agent who I found out later specialized in "Brown" real estate. The escrow agent, the mortgage broker, the inspector all came via his services. They all added fractional costs to the transactions based on the fact I wasn't brown. I was young and naive and didn't think people would do stuff like this. It took quite a few years to re cover from it.

My hispanic agent did it because he also experienced price discrimination and costs and this was his way of getting it back. I am not interested at all in this type of "pay it forward". However he forever clouded my view of hispanic real estate agents. I will look at them harder than any others. If they are Democrats, I would be extremely unlikely to want to use their services. I imagine them full of this class crap we see in the media.

People that partcipate in these special deals corrupt the market for everyone else. There really is no reason to have a jumbo loan process. It's just a way for a bank to rip the borrower off a little more. If approved for a larger than normal loan, the bank has said it trusts you. It's reward should be the competitive return on the larger amount of interest on a larger loan. The borrower should be allowed to participate in the economy of scale in action.

Obama here is getting the "Golden Boy" pass. Few black americans will ever get that.

However I am glad to see Obama moving to the center. If elected it looks like he will leave behind the kooky leftist base as described by KoS and Huffpo. He does seem to be a very political expedient character. He might not be what the far left expects. So I will reserve judgement on his mortgage.

To be clear the average rates are not for a Super jumbo loan which are substantially higher than a rate for a conforming loan. So Obama probably received closer to a 10% discount and any type of favor such as this from his lender would obviously like to be repaid in some other type of political favor.

In other words, "$300. per month" translates into about 0.27% in the interest rate. And if that's a payoff, it's so small that it must have been an insult like offering a police officer some pocket change to fix a speeding ticket).


Don't for get the loan was made without points or origination fees. Normally you'd have to pay at least 1, more likely 2 points for an interest rate that low. That's $26,000 on a $1.3 million loan. Is that enough pocket change for you?

You get an idea when a taxpayer has to file how much earned interest income, and the amount being used to earn the interest. So his released tax records should declare how much he has been saving.

It's not the mortgage per se, but the attitude he projects for himself that he's a different kind of political broker -- inherently not part of the elite, and therefore doesn't function and play the insider-game.

The mortgage is yet more proof of that that posture is bogus, and more will undoubtedly come out in time.

The Clintons stand for high-octane corruption. But Obama is nuclear in his associations. I'm almost willing to take the first option, now...
