KATE WAGNER: I grew up in a small town in North Carolina. There were McMansions around in the wealthy parts of the county, […]

NECHAMKIN: And the socio-political implications of them.

WAGNER: The architecture of conspicuous consumption and the isolation. The houses are so far away from pretty much anything. You have to drive fifteen minutes to get a gallon of milk at Walmart. They’re just completely car-dependent most of the time. I always found them to be fascinating portraits of American culture. They kind of embody the isolationist American idea of This is my plot of land, and the power that comes with that. It’s about taking the architecture of the normal suburban house to new expanses: Look at how much suburban house I have, and you don’t. So you have these monumental elements to the architecture. Huge foyers, with huge chandeliers and huge staircases, giant emerald-like kitchens, like they’re on the cooking channel or whatever. You have these spaces for entertaining that just completely isolate different parts of the house from one another that are rarely used, statistically-speaking. It’s aspirational. It’s the dream house built for the parties that you’ll never have. You see all those HGTV shows where it’s all about how to paint your walls so you can sell your house for a thousand more dollars. It’s the consuming of the home as a commodity itself. I think that is a very backwards way of thinking about what architectural space does for us. The act of conspicuous consumption is so divorced from the act of actual dwelling. If people actually designed their homes for living, they would be a lot smaller and cozier. There wouldn’t be farmhouse sinks and gray walls everywhere.

NECHAMKIN: Do you think there’s a parallel phenomenon happening in cities?

WAGNER: Those big empty apartments in Hudson Yards that cost billions of dollars for millionaires to own are McMansions in the sky. Honestly, I hate Hudson Yards. It’s just stupid looking. It’s like a bunch of dildos in the sky. The architecture may change and the urbanism may be different, but the idea of projecting wealth is the same. It’s all about the value of the property or how much it’s worth. Everything in New York now is a Chase bank or a Starbucks.

NECHAMKIN: It was hard to find a place to meet for this interview around Union Square that wasn’t a chain.

WAGNER: Now there’s a Nutella store. What the fuck are you going to sell in there besides Nutella? You’ve spent all that money on Manhattan real-estate to sell hazelnut spread?

I love Kate and McMansion Hell but I have also come to realize that I am at least partly guilty myself. True, my century old Craftsman house is about as far from being a McMansion as it could be, but it is too big and, especially, too isolated. There is an element of truth in my daughter’s joke that my house is a museum and I actually live in my workshop. That is part of the reason, a small part, that I have struggled with depression in recent years, though thankfully not so much the past year or so. It is also why I continue to consider moving. I keep looking at houses in other parts of the country, more crowded parts.

I think if I were to win the lotto, I’d buy a Miata and put a trailer hitch on it, get one of those little teardrop trailers or perhaps a micro house on wheels and only keep what I could pack up in it, and live on the road for however long I felt like it.

You mentioned California. Lots of crowded (relatively speaking) neighborhoods in San Diego. Housing here is outrageously expensive - it’s as if we’ve decided the past decade or so that we have to catch up to SF in housing prices.

For you I’d recommend the following neighborhood, in which years ago I’ve had friends reside and a mentor too. Considered highly desirable for the young professional, a lot of retired people too: zillow.com

It’s one of the neighborhoods in which many houses were built before WWII and are scaled smaller than today’s McMansions, but at the time were considered nice.

For my eventual big move down the line I keep looking at small to midsize cities in the Northwest, like Eugene, Medford, Salem, Bend, Vancouver, Wenatchee, and Tacoma. I want city services in a relatively stable blue state near good hiking / fishing spots and on a budget compared to SoCal. Also, since I grew up around Seattle I can do with more rain and less heat.

I have a crank pet theory that McMansions and other examples of runaway bad taste among the wealthy are related to low tax rates. Huh? In the old days, say, when the marginal rate was 92%, you really had to be on the ball to accumulate enough disposable income to afford a big house. This is a judgement about intelligence and perception, not morals. Even if you were a war profiteer or a mass-polluter, or (Cthulhu forbid) an advertising executive, you still had to be fairly smart to be rich, or stay rich if you were born that way. This is one reason we had the “idle rich.” Heirs were drilled that they could quickly lose their assets if they did not leave business to accountants and professional managers who actually had a talent for it.
This level of intelligence, or at least caution, brings with it, to varying degrees, a knowledge of fields outside the immediate accumulation of capital. It may not be of much interest, but things you heard about taste and standards and the like would stay with you, and be reinforced over the years.
Today, it is very different. All kinds of stupid, lazy, ignorant people have way too much money. All it takes is dumb luck, the right parents, or skill at a particular rube-grifting scam. At the same time, there are actual geniuses struggling to survive, not least because of student loan debt. That may be one of the dumbest and least rational things we do in this society: People work hard to exponentially increase their value to society (not to mention the taxes they’ll pay) and we keep them in poverty to pay for the privilege.

I want city services in a relatively stable blue state near good hiking / fishing spots and on a budget compared to SoCal. Also, since I grew up around Seattle I can do with more rain and less heat.

Think Bend has been co-opted by the wealthy looking for second homes (thought there might be some decent neighborhoods….). Medford/Ashland has decent housing, though with forest fires taking up more and more of the summer, the air quality may take a beating during the warm parts of the year.

I think I’m going to stay in California, as I can’t walk on snow/ice and am a bit unstable in the rain too.

I’ve over-wintered in Scottsdale and frankly Arizona is just wacko backwards. Lots of the delusional right, I’ll never forget driving down the freeway and seeing an old guy waving a gun at people who wanted him to drive faster.

Don’t know what you can afford, but if $1M houses are in your range, then SD is a good place to retire, as there are plenty of services for seniors and the climate is still the best one can find.

And if you have a few extra bucks, it’s possible to find fixer-uppers even in the elite neighborhoods of the county, even in Rancho Santa Fe. The following deal recently popped up: zillow.com
It’s overpriced at $2.1M but real estate sales folk think they can get top dollar right now in RSF, though I think they’re just being greedy.

But perhaps you don’t want to live in the country setting anymore, I get the feeling from what you wrote.

I find SD getting very rich for my modest retirement; I should have been into property flipping decades ago when I started out. That’s the only way a lot of people here can ever afford to live in their $1M houses.

This is why I think some folk back in the middle of the country get a bit put off by us coastal types. They think we’re rich, but the entire real estate thing has been a ladder that is played upon for 3 or 4 decades, flipping houses on the upswings, and thus ending up in a house and lot that are not that big but several times as expensive as most places in this country.

Goimg to Pittsburgh for the first time next week. Working days but the evenings are all mine to make the most of. :-)

I do not know where you will be in the city, but here are a few ideas…

Mount Washington has some viewing spots that allow good photos of the downtown area.

The Cathedral of Learning at the University of Pittsburgh, at 40 some stories is one of the tallest university buildings. It was built in the Gothic style, from top down. (Don’t ask.) Inside are a whole bunch of ‘international’ rooms and the 3 story Gothic atrium is also quite interesting. Across the street is Carnegie Museum with interesting exhibits.

Historically, the Point, where the Allegheny and Monongahela Rivers join was the location of Fort Duquesne (French) and Fort Pitt (English) in colonial times.

Turtle Creek at the confluence of the Monongahela River, opposite Kennywood Amusement Park is where Braddock’s defeat occurred. At most, I believe, there is a little sign someplace along a street.

Gastronomically, Primanti’s Restaurant is has a lot of Pittsburgh ‘ambience’. The original one is in the Strip District (a strip of land along the Allegheny which used to be the central distribution point for food being trucked in. The truckers would drop their truck loads there and then get dinner at Primantis. The tables were covered in newspapers. And the meal was two slices of Italian bread with kielbasa, cheese, cole slaw and fries between them. The restaurants are a bit more upscale these days. Pittsburgh culture with a capitol ‘K’!

(I am journeying up to Hagerstown this weekend, in part so I can dine at a previously unknown Primanti’s restaurant there. It’s been 30 years since last I enjoyed their sandwiches. Don’t judge me.)

My ideal home would probably be a single story, open plan 1bd 1ba (other people are the worst) ranch style about 1250 sq ft, mono-pitched roof angled southwards, solar paneled to the gills, attached oversized garage with space for a small workshop and battery backup system, with an obscenely high R-value.

Yeah, Bend got spendy for sure, and it seems pretty conservative. I wish the Oregon Coast itself had better services because I’d like to be near the ocean but it’s pretty sparse.

A young couple, much less a single person, can’t afford to buy there unless they have inherited a bunch of money. Even a two income yuppie couple are going to struggle with a million dollar mortgage.

you might try something like The Dalles (or Hood River) farther down the Columbia River Gorge…. Hood River is a bit more of a hybrid agricultural/art colony hybrid kind of vibe and The Dalles is a bit more blue collar but are close to excellent river fishing and hiking and are really close to the huge produce growing communities in the area, with loads of orchards and small craft vineyards and brewing companies…

My ex and I did our honeymoon in San Diego in the ’90s.

We took a bus tour of the city to orient ourselves. The bus driver lived a hilly area, and even drove the bus past his house. He had us wave to his neighbors as we drove past.

He talked about how the houses in his neighborhood were originally one story, but were zoned up to 3 stories. And then went into a diatribe about how neighbors were adding the additional stories. This forced the blocked neighbors to add stories just to regain the sun and view. Which locked further neighbors.

The light quality of San Diego was amazing. As were the gardens. But, iirc, the ocean was amazingly chilly. All in all, a beautiful town, but quite exotic compared to the DC ‘burbs. (As they say about DC, all the ambiance of a Northern town and the efficiency of a southern one.)

I wouldn’t mind Wenatchee (I lived there for a few months in the mid-’80s) if it had more convenient access to Seattle. Same thing about the place of my birth: Port Angeles.

Vancouver would be nice thanks to its proximity to Portland.

Personally, I have my eye on Bellingham.

I recall as far back as the 1980’s (back when McMansions were a mere 5,000 ft²) and a girlfriend from New Jersey looked out at some new construction going up in Phoenix, AZ, and commented “Are those houses or shopping malls?”

At which point it became clear that was the suburban dream: Live in your own shopping mall.

Downstairs the furniture showroom (living room), food court, appliance and electronics stores (kitchen/den), upstairs a bath boutique, a toy store and a series of clothing/sporting goods stores along a gallery.

It’s 0430 in Baja Alabama. Every way I try to measure it, we are Middle-Middle-Middle in income and housing. The housing worked to raise 4 kids, and is now larger than needed, but low-cost, low-tax areas are a housing trap. Our 2,000 ft 1970s brick cannot be sold for enough to buy anywhere else.

We spend 6 weeks or so per year, plus a few weekends, in a 50 yr old 16 foot travel trailer. The costs of keeping it on a grid campground, even a discounted federal park, make it far less efficient than the house. (Looked at solar for the house—the amortization is about twice our life expectancy. Son2, near Tampa, is going for rooftop solar with an 8 year break-even.)

Meanwhile, the real world, we have a fucking real-life game of Monopoly where the rich simply compete to see who can hoover up the most money in their lifetime and pass it on to their spoiled brats. If money “trickles down,” it is purely as a result of the quest to attain greater wealth, not some benevolent gesture by the rich.

I live in a 1200 SF cape cod style with 2 bedrooms up and 1 down with an unfinished basement, first home owned. Our RE agent basically picked it out due to a our indecisiveness. We looked quite a while and I’m glad we bought it. I of course was looking for much bigger house, but I am now happy it’s not so big. I basically habitate one small room of the house and let Dee Dee have at the rest. Outside of cooking and bathing I could be comfortable in a 10 x 10 room. I bang on shit in the basement if it’s too cold outside to work in the detached garage.

My father was injured and became disabled, and was on disability, and my mother worked in an office. The U of I had a fee of about $550 a year then, back in prehistoric times, iirc, and we lived at home. It wasn’t quite the “move away from home and find your adult legs” experience that college is said to be, but it worked.

My rich Uncle sent me and a few million of my cohort to college. It cost some of us an arm and a leg, however. Univ of Louisville was nominally private then, and cost $517 per semester.

Japan will allow scientists to grow human cells in an animal embryo and transfer it to an animal’s uterus, reversing a ban on the practice. The country’s science ministry announced the decision, which is effective immediately, on 1 March. The ultimate aim of the research is to use animals, such as pigs, to grow organs that can be transplanted into humans. The relaxed regulations would allow Hiromitsu Nakauchi, a stem-cell biologist at Stanford University in California and the University of Tokyo, to pursue experiments in Japan that he has planned for more than a decade, pending ethical approval. Nakauchi has created pig embryos that are genetically altered so that they cannot produce a pancreas, and he plans to insert induced pluripotent stem cells into the embryos. These cells are obtained by reprogramming human cells so that they revert to an embryonic-like state from which they can form other cell types. The hope is that the stem cells will develop into a pancreas composed mainly of human cells as the embryo develops.

Basically, growing human parts in pigs for later use in humans.

Neat idea, but I wonder how American religious atavism has held up such research.

Let me ask you a question: What if, after seeing Obama’s 2004 speech at the Democratic convention, Obama had attempted to run and lose against Kay Bailey Hutchenson for senate, and then lost? Would you have declared him a lost cause at that point?

Beto is one candidate among many, and will have to prove himself there. Whe he as proven is that he can get people out to vote. He actually can inspire and motivate people. And we are defniitely going to need that.

They should. The hearings are a necessity and are already underway. State indictments are starting to get handed out. Mueller’s report is still the 800 pound gorilla yet to be unchained. And 5 of Trump’s key campaign people are in plea deals or in prison.

Mueller’s got indictments against a bunch of Russians too. Stone is indicted. Stone working as the cutout between the campaign and Wikileaks.

So yeah, the writing is on the wall, but the justice system is grinding ever so slowly (and still with a bias in favor of handing down gentle (even loving) treatment of people who showed loyalty to another country over ours while working for the campaign.

I love Kate and McMansion Hell but I have also come to realize that I am at least partly guilty myself. True, my century old Craftsman house is about as far from being a McMansion as it could be, but it is too big and, especially, too isolated. There is an element of truth in my daughter’s joke that my house is a museum and I actually live in my workshop. That is part of the reason, a small part, that I have struggled with depression in recent years, though thankfully not so much the past year or so. It is also why I continue to consider moving. I keep looking at houses in other parts of the country, more crowded parts.

There has always been that element to the presidency, the gut appeal. It’s partially why Clinton won in 92, and Obama in 2008. You have to inspire people to get out and vote.

I do want to caution against giving Trump too much credit. He lost the popular vote. He had a whole lot of help in eeking out the win in the few states he needed. And his appeal, where it counted, was in his racism. But you can’t entirely get away from being the presidential run being a performance.

He cannot beat Cornyn here. Can…not. It would be like a Republican running in California. There is a massive swath of people here who will never vote for any Democrat.

I watched Beto run here, worked his campaign. Someone here said he speaks Obama. Yes. And he galvanized a whole bunch of us. We watched him stand up in TEXAS and talk about universal health care, gun control, the environment….never flinched.

Well, I made my kitty happy by singing Sarah McLachlan’s “In the Arms of an Angel” to her. She really likes it when I sing. She purrs, rubs my legs, puts her front paws on my thighs and asks for pets. I may not be a great singer, but my kitty loves it.

Out our way, Otis gets a little trembley when I carry him to the tub for a bath, but as soon as I start singing to him his tail starts wagging. I don’t sing a real song, though. I just improvise nonsense about how Otis is getting a bath, etc. He’s a good dog.

Sweet. Maybe I’ll try it. Our dog will willing come upstairs to jump on the bed with me, but if I try to tempt her up with a treat, she reads that as “how fucking stupid does he think I am? I know he’s trying to get me in the bath.” (She’ll do almost anything for a treat, too.) I’ll report back if crooning to her gets her into the water.
