Despite a recession and pandemic, rental prices haven’t dropped and housing prices are through the roof. It’s not sustainable, and the further down the road the can gets kicked, the worse the fallout will be.

It wouldn’t take many months. There are lots and lots of landlords arguing a ban on evictions doesn’t mean they can’t get their FED judgment and everything lined up so they can immediately send the police/constable out to evict people once the ban is lifted.

Aside from that, most jurisdictions mandate that FED/eviction proceedings are expedited. Even if a landlord was starting largely from scratch, FED actions move really quickly.

I tend to agree that a blanket ban can’t last forever and there needs to be some provision requiring demonstrating a legitimate hardship in order to avoid the eviction process. But if the bans on evictions are lifted immediately at all levels, it would be a mess in short order.

Study after study shows that most people won’t automatically do the right thing. If most people did the right thing just to do the right thing, we wouldn’t need all those laws and enforcement mechanisms. If most people did the right thing, charities would be enough, which is actually a libertarian view.

The covid rescue packages had a lot of different components, including expanded unemployment insurance with bonus payments from the federal government. What’s the scenario where someone who was able to pay rent pre pandemic, now can’t when if they’re unemployed they’re still able to collect substantial money?

The downside was the knowledge that the rent was still due and payable when the moratorium ended. Renters who let it slide for a year and a half would owe a massive lump sum payout when it ends. Those who could afford to keep up would do so to keep that from happening.

Yeah, they’re probably using their “free ride” to pay for food, electricity, heating (okay not right now) bills, medicine, and other things that are equally necessities.

So the real question here, is who does the federal government want to leave in the lurch here. An owner of rental property? A utility company? The owner of medical debt?

Are we going to have a moratorium on cutting off electricity and/or gas for non-payment of bills. Are we going to have a moratorium on medical bill collection? Are we going to have increased WIC for those who need it?

Now. if we actually had generous, means-tested federal government rental assistance, with an assurance that rents are kept stable, and give priority to individual owners who own less than a certain number of rental units* (or units with a total value), then we’d manage to keep people in their homes and not screw over people who may own a small number of rental properties.

*This is the tricky part. We need to make sure Thomas Barrack’s firm doesn’t get assistance, but need to make sure that Joe who owns a single rental property can still get paid.

I don’t know what the numbers of people getting a free ride are, and I suspect neither do you. I don’t know what percentage of the 3.6 million are truly in financial distress vs gaming the system. The unemployment benefits with the federal bonus are enough to pay for rent in most jurisdictions.
I don’t want to see people kicked out on the streets.
How long do you want to see a federal moratorium on evictions and foreclosures go on? What’s the endgame? Another 6 months? Another 10 years? Serious question.

Yeah, they’re probably using their “free ride” to pay for food, electricity, heating (okay not right now) bills, medicine, and other things that are equally necessities.

So the real question here, is who does the federal government want to leave in the lurch here. An owner of rental property? A utility company? The owner of medical debt?

Are we going to have a moratorium on cutting off electricity and/or gas for non-payment of bills. Are we going to have a moratorium on medical bill collection? Are we going to have increased WIC for those who need it?

Now. if we actually had generous, means-tested federal government rental assistance, with an assurance that rents are kept stable, and give priority to individual owners who own less than a certain number of rental units* (or units with a total value), then we’d manage to keep people in their homes and not screw over people who may own a small number of rental properties.

*This is the tricky part.

Lots of places put moratoriums on debt collections. Colorado, for instance, allowed people to opt effectively out of the collection process for about 7-8 months.

I own none personally. Have friends who own a few and one friend who’s family owns around 70.
In fairness, I hear most of the complaints from the friend who manages dozens of the family properties.

If you look at the real estate market in general today, it’s insane. Home prices are up 15%+ year over year. The big contributing factors are very low interest rates, covid disruption of the construction industry, remote workers fleeing cities, and the foreclosure moratorium (which goes hand in hand with the eviction moratorium). At some point housing prices will return to reality and a lot of homeowners will be underwater with their mortgage. The longer these forces go on, the worse the fallout will be, IMHO.

Speaking to an ACLU lawyer, the lawyer sums up the law as “yeah, he’s lying about it.”

It gives exceptions only to nursing homes and sincerely-held religious beliefs not to wear masks or get vaccines.

You do not have a religious exemption to exclude people from your home if you support vaccines or masks.

Very simple - helping the rent get paid - and preventing evictions - is the only way to have empathy for the owners.

I agree. Moving on with an “Eviction” on your record is not always easy plus the renters’ “Credit” standing will suffer much.

In fact, we own a duplex several hundred feet from our home, holding it for one of our children. We haven’t gotten any rent from the five tenants since October and now have to consider selling the property because we are retired and on fixed income whilst paying our own mortgage.

Do you think that all 5 of those tenants are unable to pay the rent? Are they getting unemployment assistance?
You should be able to defer the mortgage.

I work part time for the local housing authority.

The application for Rent Assistance, I’m told, is 14 pages long. That’s a major problem for a lot of people. Online or telephone assistance is not, apparently, available (or wasn’t at the time of our last meeting.), The local Ojibwa reservation has a trimmed form that they use that’s only 2 pages (front & back) and they’re having much more use of the programs.

The guy said he wouldn’t get a vaccine because of strong conservative values.

He infected ten other people in his family. They are killing their own children.

I guarantee you that guy is also a strong Christian, who is quite fine with sickening or killing others, including his own children (the phrase I use to describe that is “the best of your children will not follow you” because they leave Christianity and conservatism).

His wife says she will get the vaccine after he gets out of the hospital (not now).

They are getting a real-time lesson in evolution by natural selection (which they also “don’t believe in.”)

My feeling is the ski area won’t mandate the covid vaccine but will strongly recommend it and provide easy ways to get it like they do with the flu vaccine. I know of a couple of people in the company that might not have taken it and won’t want to for whatever reason.

There are some good principles in life that have important exceptions. The Golden Rule is great unless the person applying it has radically different values or interests.
“First, do no harm” is equally terrific, until it runs up against something where inaction does more harm. It is apparently OK for kids to get sick and die of Covid as long as you haven’t given a vaccine that does some minor harm to a few.
