I can’t imagine anyone buying these dying retailers. Home improvement and tools, sure, but not department stores. I think they’re done for good.

If the stores own their real estate, then there’s value there.

You could turn them into distribution nodes, since you’ve got real estate space in key locations nationwide that can make same day delivery even easier.

It’s one of the reasons why Amazon has built some brick/mortar retail locations.

But malls are going to die unless you change their reason for existing, or you turn them into colocated retail/entertainment/living complexes.

Garden State Plaza is looking to do that. They had a JC Penney close about a year ago, and they’ve subdivided that space. They’re also taking parking lots and going to build housing there - making it a work-life hub. Down the road, there’s American Dream megamall, which has 2 indoor theme parks and an indoor ski park, but I think they’re in trouble because there’s just too much retail and not enough demand.
