The “stream”* that develops between the apartment buildings here is in full run right now. A series of thunderstorms have been moving through since midnight and there are periodic very heavy rain squalls.

Flood threat in the last few places I’ve lived have been low due to being on relatively high ground relative the the streams. Or being 15 stories up when the Schuylkill River decided to overflow its banks now and then in Philadelphia.

Tornado threat is relatively minor here, but doesn’t mean that it can’t happen. Most likely to get damage from a wind or ice storm dropping trees/limbs on things.

* - Road to the east of me (and I expect the apartment buildings on the far side) all culvert under the road. And dump their water out there to run downhill from there. To eventually reach a stream on the far side of the complex across the parking lot and past a few more buildings.
