Speaking of that sort of thing, I recall when my grandfather of blessed memory disposed of an unprofitable house and cleared out some squatters (tenants several months in arrears).

He had the property’s gas, water, and electricity shut off. Gave notice that the property was to be demolished, and coordinated with the fire department so they could get some use out of it.

The no-goodniks who’d been squatting there, out to do whatever sorta stuff no-goodnik squatters do when they’re not squatting on your property, returned to see the VFD hosing down the smouldering remnants of the place they’d called home.

Word had gotten around that the Old Man had lost his nerve, and lacked the belly for collecting the rents. Let that become believed, and he would lose everything. No one doubted him after that.
