I recall the City of Frankfurt cracking down on it because of zoning: Residential properties are not supposed to be reconverted to hotel/motel properties without zoning authority.
They are okay with owners/renters to subletting their flats for a few weeks a year while they are away on vacation, but not with people buying properties for the sole purpose of converting them into full-time Airbnb rentals.
That’s exactly what’s been happening in the historic center of Prague and now it’s spreading to areas outside the historical city center. It’s creating a housing nightmare for would-be Prague residents.
