Just as an aside, holding property in a trust is not necessarily a bad thing, and there are a lot of reasons to do so. Here in CA, putting property in the trust means taking it out of the probate process, which can take years to get resolved.

I can’t speak to any of the rest of it, just commenting on that one, very small aspect.
