Update: a board member of our HOA gave our handyman approval to open up the wall to confirm the fire sprinkler pipe is leaking. This makes me feel like the association is likely accepting responsibility without a tussle, but will certainly be ready to get a lawyer involved if necessary.

There is a LOT of drywall that is going to be replaced in the near future, but damage is also localized enough for me to feel fortunate this wasn’t worse. It was also right over a closet door, and contents of said closet are all high and dry. Of course, emptying the thing I see there was virtually nothing of serious value in there anyway!
