It seems to be an expanding circle. When I first moved here it was visible going north towards Temple Univ. by apartment buildings going up and store fronts changing or disappearing. (Like a Subaru dealership on Broad St disappearing.) Towards South Street it was brown stones and row houses being renovated and then resold or rented out. In Center City it was new apartment or condo buildings, or old multi-story industrial/office buildings being renovated. And it’s still ongoing with old row buildings being demolished and more new buildings going up.

I haven’t driven through Fishtown, but from reading the local entertainment paper it seems to be a place that has a lot of clubs and renovation going on.

That’s the impression I get, too. Houses like this, in the same neighborhood, almost a twin of the one I lived in for a year, with just a stoop, no trees on the street, abut 850 sq ft up and down, will soon be a thing of the past.
