Sort of like the Pearl District in Portland, OR; 20-odd years ago, it was a somewhat run-down, working-class neighborhood - now it’s yuppie/hipster heaven.

Brush Park in Detroit has suddenly become a hot neighborhood. I have noticed that RUINS are suddenly going for >$100K as speculators & flippers grab property.
