Is it high due to demand (i.e.,,, lack of rentable houses/ apts)?

Here in Atlanta houses for rent/ lease are relatively cheap. Often for less than what the owner is paying for the mortgage just to offset some of the costs

I hear Atlanta has become a really great city over the past few decades. I’ve never been but people tell me it’s really nice.
