Trump reminds me of property flippers, who buy a property, do some minimal renovations, and sell it quickly to turn a profit. Until the resale, they are property rich and cash poor, but a list of their assets would suggest they are well off.

Trump doesn’t flip properties in quite the same way, but the upkeep for his six homes (plus whatever else he owns) would be substantial.
