Also see if you can finesse the homeowner into throwing in 1 year warranty. It’s a big big help for anything that slips through the inspection. We got one and we have already used it to replace the spigot for the washer.

I saw a book at Borders called Homeowning for Dummies. I think I will buy it.
I usually don’t buy those “for Dummies” books but I skimmed through it and it did make sense to a novice like me.
