The very long term answer is pretty clear - we are going to live together, closer, in smaller quarters.

However, getting there with our current culture is surely going to be a bumpy road. The housing bubble wasn’t just an explosion of over building too many units, and flipping them mindlessly. What also happened was the super-sizing of the floor-plans, and the concomitant buying of junk to fill all that space.

All of that pretty much accounted for the supposed economic growth post-dotcom-bubble.
