I wasn’t accounting for taxes and insurance. It’s not really that great of a deal. Anything beyond the refinance fee (appraisals, etc) would kill it for me.

there are some fees that can be waived. If you talk to them and it isn’t that good a deal for you, you’ve lost nothing but a little time. The very worst that can happen is nothing.
